If the Treasure Valley’s hot housing market has you itching to sell your home or consider taking a crack at flipping homes, keep in mind who you are enlisting to help make your home investment dream a reality.
Since January of last year, Better Business Bureau Northwest + Pacific has received more than 1,600 inquiries to real estate agents in Southwest Idaho. That number picked up in the past couple of months with nearly 200 inquiries made regarding real estate agents doing business in the Boise area.
When selecting a real estate agent, it’s important to shop locally. You want someone with a history of selling homes in the area. Check with the Idaho Real Estate Commission to ensure they are properly licensed, or look for a BBB Accredited agent. Once you’ve found an agent you’d like to hire, ask them about their workload. Realtors represent a few people at any given time, but you want one that will focus on your interests and make time for you. It’s OK to ask them how many clients they have and how much time they try to give each client. Your schedule may require you to house hunt in the evenings or weekend, and if your Realtor only shows homes during business hours, it won’t be a good fit.
You will also need to make sure they sell homes similar to yours. If you’re looking to sell a middle-class single-family home, you don’t want to hire someone that mostly sells condos, commercial real estate or million-dollar mansions. Finally, ask about fees before getting too far in the process. Make sure you understand the agreement before you sign and what you will be getting for your money.

Your BBB has some tips for anyone considering attending a house-flipping seminar to get guidance and real-life, hands-on training.
First, research the business putting the seminar on by reading reviews online and checking bbb.org to examine the business’ complaint history and customer reviews. Consider how much the seminar will cost you. While the initial seminar may be free, additional seminars and training materials can cost thousands of dollars. There’s also a chance the seminar organizer might be trying to get a cut of your profit, should you be successful in flipping a home. That’s why it’s important to take the time to carefully research the opportunity and not sign a contract until you understand all terms.
